Ease Your Mortgage: Negotiate a Mortgage Loan Modification with Your Lender
If you have difficulties with mortgage payments, do not try to run and hide. It’s much better to contact your lender, and work out a solution, together. What’s more, it’s more economic sometimes for your mortgage company to work with you, rather than commence costly foreclosure proceedings.
First, review your state of finances: determine how much you earn, how much you’re paying for bills. Then, look for places where you can cut costs. Now you should contact a counselor, at a non-profit counseling service. They will conduct a financial analysis for free.
Next, you must contact your lender, and tell them about your finances in detail. Tell them that you need help, and ask what they can offer in the situation. You must have an idea worked out for them, on how you want to pay off the loan eventually. It’s good to submit an initial proposal first, as you’ve just opened a door for negotiations.
Then, you should ask your lender to be patient, or request postponement of payments, but only if you are sure that you can recover your finances in time.
Finally, you can try to request a loan modification from your lender. This is possible, if you show your complete financial history, detailing your income and monthly expenses. If you have the cushion needed in your income, they are more likely to allow a loan modification. You can further improve your chances by taking extra income from a second job, and showing them that you could comfortably pay a fixed rate mortgage.
